"Get 25% of my commission back" sounds like a gimmick until you see the actual math. So let me show you the actual math, and then the four things the gift is not, so there are no surprises at your closing table.

What the gift actually is

When an eligible buyer purchases a home with me representing them, I gift 25% of the buyer-side compensation actually earned on that transaction, at closing. It applies to new construction and resale, and you do not need to sell an existing home to qualify. The gift is calculated from the buyer-side compensation earned, not from the purchase price, which is the single most misunderstood detail, so I put it in bold everywhere: the gift is never a percentage of the home's price.

The math, with real numbers as an illustration

Illustration only, because compensation is negotiable and every transaction differs: a $500,000 home with 2% negotiated buyer-side compensation earns $10,000. Twenty-five percent of that is $2,500, directed toward eligible closing expenses or other permitted uses on your purchase.

The gift is subject to applicable terms, lender requirements, brokerage approval, and the written program terms, and I put those terms in writing before you commit to anything. It may not be usable for every closing expense, so plan your cash-to-close with your lender as if the gift is a welcome bonus, not a dependency.

What the gift is not

  • It is not a percentage of the purchase price. A $500,000 home does not produce a $125,000 gift. It is 25% of the buyer-side compensation actually earned.
  • It is not guaranteed cash. Eligibility, compensation actually earned, lender requirements, brokerage approval, and written program terms all apply.
  • It is not usable for every closing expense. Permitted uses are defined in the program terms.
  • It is not a discount on the home. The price you negotiate is the price you negotiate, and I negotiate on your side all the same.

How you protect the gift from day one

In new construction, compensation and representation are typically locked in at your first visit to the sales office. Register with me before that visit and your representation, and therefore the gift, is confirmed from the start. Show up unregistered and the builder's paperwork may route the buyer-side compensation in a way that leaves nothing to share. This is the fix that costs you nothing and happens before any of the fun parts.

Want the written terms on your desk before you set foot in a sales office? That is precisely what a first consultation is for. Book it, bring your numbers, and I'll show you what this program looks like on your specific purchase.
