City Guide

Buying a Home in Mascotte.

Mascotte is the small town on the western edge of Lake County: a few thousand people, a genuine downtown crossroads, and new parks and a sports complex arriving faster than the new homes. It is deliberately the shortest list in this guide, three verified communities and no padding, because that is what Mascotte actually has right now.

Why Mascotte

The town that builds faster than it grows. For now.

Mascotte grew up as a fruit-shipping crossroads, and it still has that scale: a population in the five digits, an elementary school in town, and a downtown where people know each other at the diner. What changed is the park system. Champions Splash Park, Sunset Lake Park, and the new Mascotte Sports Complex on Park Road have turned it into a family-priced alternative to its louder neighbors.

The new-construction list is short on purpose. Maronda's Villa Pass is the active seller, Lennar's Cloverleaf is coming soon on Pebble Rock Road, and Richmond American's Seasons at the Grove has effectively sold out of new homes, with resale taking over. That is the whole honest picture, and we keep it that way so nobody shops Mascotte with a phantom inventory.

One address wrinkle matters: the big Waterstone master plan carries a Mascotte mailing address but sits in Groveland, with Groveland schools and services, so it lives on the Groveland guide. Commute-wise, Mascotte is west of the action on Highway 33, roughly 30 minutes from Orlando via the Turnpike corridor.

Resale Homes

Buying resale in Mascotte.

Mascotte resale is the small-town classic: modest older homes on the main through-streets, lakefront and farm-front properties around the edges, and prices that come in below the same square footage in Clermont or Minneola. Recent resales in Seasons at the Grove cluster in the high $300s. Buyers who want new construction nearby should also cross-shop Groveland, which shares roads, parks, and a school feeder pattern with Mascotte.

  • Get pre-approved before you tour resale homes, so offers can move the day you find the right one.
  • Know your flood zone and insurance picture early. Lake-area resale homes vary more than new subdivisions.
  • Resale means negotiating from the inspection, not the spec sheet. Kelly runs comps and conditions analysis before you offer.
  • The 25% Buyer Commission Gift applies to eligible resale purchases too, with written terms up front.

Quick Answers

Straight answers for Mascotte buyers.

The three questions I hear most from Mascotte buyers, answered in plain terms and in my own voice. Community rosters were re-checked against builder and listing sources on October 24, 2026.

Who is a new construction Realtor in Mascotte?

I'm Kelly Wheeler, the Real Estate Ninja, a Realtor at eXp Realty (Florida license SL3352000) and the new construction Realtor in Mascotte. The community list here is short by design: Villa Pass by Maronda is actively selling, Cloverleaf by Lennar is coming soon, and Seasons at the Grove is winding down. For a wider new-home lineup, Groveland sits minutes away.

I also give eligible buyers a gift equal to 25% of the buyer-side compensation actually earned on their purchase, subject to lender requirements, brokerage approval, and written program terms. The important part is timing: register with me before your first builder visit so your representation is confirmed from day one and you are covered.

What new construction communities are in Mascotte?

The active and coming new construction communities in Mascotte are:

  • Villa Pass (Maronda Homes, actively selling)
  • Cloverleaf (Lennar, coming soon)
  • Seasons at the Grove (Richmond American Homes, limited inventory)

Mascotte's roster stays deliberately small; for a wider builder lineup, buyers typically cross-shop Groveland minutes away. Seasons at the Grove's sold-out status needs confirmation.

New construction or resale in Mascotte?

Mascotte is the small-town play: a slower pace, lower prices, and a deliberately short new-construction list. That means your decision is usually less about which builder and more about whether a brand-new home or an established street fits first.

  • New construction: a brand-new home at a small-town Lake County price, mostly at Villa Pass and later at Cloverleaf, in exchange for a short list and coming-soon timing.
  • Resale: established streets close to downtown Mascotte and roomier lots along the county roads, in exchange for older finishes and fewer listings.
  • Because the new-home list is short, I recommend registering before you visit any builder so you are covered, and the 25% gift applies to eligible purchases.

Waterstone carries a Mascotte mailing address but is a Groveland development. Find it (plus Lennar's coming-soon Cypress Reserve) on the Groveland city guide.
