Cypress Reserve is Lennar's upcoming Groveland community on Broad Street, planned as a large master plan of roughly 673 homes with Ascent and Classic collections of two-story, townhome-style homes. It is a different community entirely from Toll Brothers' lakefront Cypress Reserve in Clermont, and the two get separate pages for exactly that reason.
Lennar agreed to acquire the land in 2023 as part of a larger Lake County expansion. Prices have not been released; register with Kelly to be first in line when they are.

Register before your first builder visit
Representation and compensation in new construction are usually set at that first visit to the sales office. Register with Kelly first, and your representation is confirmed before you ever talk to a sales agent, with nothing extra out of your pocket.

Know the difference between listed and released
A community in "coming soon" may show plans without pricing, and lot releases sell in waves. Kelly tracks release dates so you're notified the day lots open, not the week after.

Set the 25% gift terms in writing
Eligible buyers buying with Kelly receive 25% of his buyer-side compensation actually earned, at closing, subject to applicable terms, lender requirements, brokerage approval, and written program terms. You get those terms in writing before you sign anything.

Inspect, even when it's brand new
New homes still get a professional inspection before closing, and Kelly schedules it and rides shotgun on the walkthrough. Builder warranties are real, but they're only useful if the punch list is written down.
